Booking terms

These terms apply to stays booked at evergreenoverlook.com. You agree to them when you reserve.

Cancellation policy

Full refund: if you cancel within 24 hours of booking, as long as check-in is more than 5 days away.
50% refund: if you cancel after that, up to 5 days before check-in (3:00 PM Eastern, our check-in time).
No refund: within 5 days of check-in, and none for no-shows, late arrivals, or early departures.

To cancel, email or text us. The time your message reaches us is the time that counts.
Refunds are a share of the total you paid, including the cleaning fee, pet fee, and taxes, and go back to the card you paid with. Banks usually take 5–10 business days to post them.
If we ever have to cancel your stay, you get a full refund.
Booked through Airbnb? The cancellation policy shown on the Airbnb listing applies instead.

Your confirmation email lists the exact deadlines for your stay.

Check-in is after 3:00 PM and check-out is by 11:00 AM.
The home sleeps up to 6 guests.
No parties or events.
Dogs are welcome with prior approval, for a $150 pet fee per stay.
No firearms or fireworks on the property.
If something breaks, let us know right away. Minor things we usually won't charge for; for anything larger, we'll agree the cost with you before you leave.
